¢ Replacement of Asbestos containing flooring and old carpeting.
¢ Replacement of 3" floor Asbestos containing sheetrock walls.
¢ Replacement of roof membrane.
¢ After the roof is replaced, we plan to have solar panels installed on
the roof to offset the cost of electricity.

Contingencies
¢ Part of the proposed bond includes contingencies for two areas:
1. Owner/Architect Contingency — This is to cover unseen or
unknown conditions uncovered during the course of construction, and
the addition of scope items requested by the JSSBC. 10% of the
construction budget was set aside for this.
2. Site Upgrades Identified By Traffic Consultant — After the
consultant conducts their observations of current conditions and
makes recommendations for improvements, the JSSBC will decide on
which (if any) of the improvements to implement. 5% of the
construction budget was set aside for this.

Furniture, Fixtures & Equipment (FF&E})
¢ Typically 5% of a construction budget is set aside for these items. In
our case, since Franklin Street is partially occupied, we are setting
aside a slightly smaller amount ($150,000).

Concurrent ESSER Funded Construction
e At the same time as much of the proposed bonded work will be
ongoing, Energy Efficiency Inc. (EE!) will be completely replacing the
HVAC system, lighting (to LED), windows and portions of the electrical
distribution system. This work is being funded through the State
Department of Education using ESSER funds.
¢ EEl has already begun work in the basement, installing a new fuel-
efficient boiler for perimeter heating. They have also begun work on
the 2"¢ and 3rd floors to establish mechanical spaces to house new air
handling units. They plan to start working on the second floor during
and after April vacation break to get a jump on the summer work and
ensure all systems are up and running for the start of next school
year.
