for consideration paid, grant to CPC INVESTMENTS LLC, a New Hampshire limited liability
company, with an address of 17 Marshall Street, Nashua, New Hampshire 03060;
with FIDUCIARY COVENANTS,
A certain tract or parcel of land with the buildings thereon situate in Nashua, County of Hillsborough
and State of New Hampshire, and bounded and described as follows:
1. Southeasterly by land of Paul one hundred eight (108) feet, more or less, to a point; thence
2. Southerly by Lots 1,2 and 3 a distance of two hundred twenty-seven (227) feet, more or less,
to a point; thence
3. Westerly by the Southerly line of Lot 3 a distance of one hundred ninety-two (192) feet, more
or less, to a point; thence
4. Ina Northwesterly direction sixty (60) feet, more or less, to Dawn Street; thence
5. Northerly by the Easterly line of Dawn Street two hundred eighty-eight and 48/100ths
(288.48) feet, more or less, to the point of beginning. ,

N.H.” drawn by Earle L. William, Surveyor and dated July 28, 1955, recorded in the Hillsborough
' County Registry of Deeds as Plan 1207 (C-37).
TRUSTEES' CERTIFICATE
We, Alexander 8. Buchanan, Esq. and Dennis G. Baker, the undersigned Successor Co-Trustees,
are trustees under The William E. McCabe Revocable Trust created under trust agreement dated June
11, 1997, and thereto have full and absolute power in said trust agreement to convey any interest in
real estate and improvements thereon held in said trust and no purchaser or third party shall be bound
to inquire whether the trustees have said power or are properly exercising said power or to see to the
application of any trust asset paid to the trustees for a conveyance thereof.
