Meaning and intending to describe and convey the same premises conveyed to the grantor by
deed of Birna Boudreau dated November 13, 2015, and recorded in Book 8810, Page 876, in the
Hillsborough County Registry of Deeds,

PARCEL II

A certain tract or parcel of land, with the buildings thereon, situate in Nashua, County of
Hillsborough, and State of New Hampshire, and being shown as Lot #11 on a plan of land
entitled “Searles Estates, New Searles Road, Nashua, N.H., Scale 1” = 50’, March 1961, Ned
Spaulding, C.E.”, filed for record in the Hillsborough County Registry of Deeds, and being more
particularly bounded and described as follows:

Beginning at a stone bound in the Westerly line of New Searles Road; thence,

North 47 ° 45° West, one hundred twelve and 64/100 (112.64) feet to land now or
formerly of City of Nashua; thence,

North 16 ° 28’ East, eighty-six and 18/100 (86.18) feet; thence,

South 55 ° 30” East, by lot #9, one hundred fifty-one and 46/100 (151.46) feet to a stone
bound at the New Searles Road; thence,

South 34 ° 30° West eleven and 71/100 (11.71) feet; to the stone bound at the place of
beginning; thence

South 42 ° 15” West eighty-eight and 31/100 (88.31) feet to the stone bound at the place
of beginning.

Containing 11,963 square feet, more or less.

Meaning and intending to describe and convey the same premises conveyed to the grantor by
deed of Birna Boudreau dated November 13, 2015, and recorded in Book 8810, Page 879 in the

Hillsborough County Registry of Deeds.

Both lots are subject to the following covenants and restrictions which shall terminate twenty
(20) years from the date hereof, and which shall be enforceable by the Grantors, their heirs and
assigns:

L. The ground floor area of the main structure, exclusive of one-story open porches
and garages, shall be not less than the following:

a. Seven hundred sixty (760) square feet in a one-story house.
