RE: Community Input: Development at Unit 8, Merrit Parkway Nashua, New Hampshire

City of Nashua Board of Aldermen and Planning Board Members:

We are providing input about what the community of Southwest Nashua would like ta see
developed at 8 Merrit Pkwy. As direct abutters, we realize the lot was always meant to be
developed in compliance with the zoning laws - more so now with the huge growth Nashua is
experiencing. There have been other developments along Merrit Pkwy in recent years that have
complied with the zoning laws. We conducted a survey which opened on November 29th to get a
pulse on the neighborhood preference in terms of development ideas, While the survey is
scheduled to close on December 8th, the initial results - 361 responses - provides strong evidence
on what the community wants developed.

Highlights
¢ 92% Oppose a housing development requiring zoning waivers (i.e. Fownhouse
Development)
e 54% Support a development within current zoning code
¢ 69% Support the City purchase the land for municipal use (park, (park, fire station, public
health outreach)

During the November 24th, 2021 Planning Board Meeting, Rob Parsons - the developer - presented
a conceptual plan for development of a 44-unit townhouse at 8 Merrit Pwky. A scaled down version
of the proposed project was submitted to the City of Nashua Zoning Board last summer and was
later removed. During the Planning Board meeting presentation Mr. Parsons indicated community
input will be included as part of the planning process and he has been in contact with community
members. Mr. Parsons verbally mentioned he scheduled a community meeting on December 11th
at Sky Meadow Country Club to address community questions.

We as direct abutters welcomed the opportunity to provide input. And given the huge level of
opposition to the prior proposal community support is crucial for successful development. So, it is
very concerning that as of the time of this email, none of the direct abutters have been contacted by
