The city has already done a great deal of work to replan the East Hollis
Street area. This master plan’s overall recommendation is to provide a
clearer urban design and public design focus, both to help realize the

overall mixed-use vision.

Recommendation 2

Timeframe: Near-term

Encourage use of form-based
code on parcels in order to build
on the mixed-use character of the
district.

- Limit the size of new buildings
in the district through
development of form-based
code so new development
complements the scale of the
existing district and doesn’t
encourage large out-of-scale
parking lots

. Mixed-use development

Encourage incorporation of
green infrastructure infiltration,
tree planting, and pedestrian
access routes within parking
areas.

Encourage new development
to be mixed-use with active
ground floor uses

. Streetscape plan

Comprehensive Master Plan

Land Use and Development

East Hollis

The East Hollis area has

long been considered a
significant east-west arterial
and regional gateway into
Nashua, and sitting at the

Merrimack rivers, also serves
as an important open space
resource. Additionally, it has
been identified as an area
for a potential commuter rail
station.
